Every home in the ZIPs you pick gets a score from 1 to 100 from thirty-four public-record signals: tenure, equity, absentee and out-of-state owners, a street that has started moving, a neighbour who just sold.
The homes most likely to close in the next year, ranked, with the reason. Recent transfers and refinance candidates first, because those are the files that come through your door.

You join the same account as a full user with your own login and your own subscription, and the bill divides: an eighth, a quarter, a third or a half, whatever the two or three of you agree. Same ground, same leads, own login. In a partner group your logo, name, licence line and phone ride in the agent’s postcards and newsletters.
Age, familial status, disability, marital status, race, national origin, or any proxy for them. Those fields sit in the public record. We leave them there, and the score never sees them. Every signal we use is drawn from the county roll and the deed record, and every lead comes with the reason it is on the list.
