Why these sales are different

A golf buyer is buying two things, and most listings describe one.

They are buying a house and a membership. The second one costs six figures at some clubs, transfers at some and not others, and has a waitlist at the good ones. None of that is in the MLS.

Fees decide the sale

Initiation, dues, food minimum, cart fee, transfer fee. A buyer runs those numbers before they book a showing.

“Bundled” means nothing to them

Bundled, equity, non-equity. Every club uses the words differently and buyers arrive genuinely confused.

They’ll ask someone

If your listing doesn’t answer it, they call the club. Now the club’s preferred agent is in the conversation.

Playing it

Tee times seven days ahead for members. No handicap requirement to join. Overseeding closes the course roughly two weeks each October — worth knowing before a winter closing.

What buyers actually ask

Whether the initiation transfers on resale — it doesn’t here — and whether the Ocean Club is included with the HOA or separate. Both change the monthly number materially.

Reciprocals

Members play the other Grande Dunes courses at reduced rates, plus a reciprocal list along the Grand Strand in the off season.
